The Landmarks Preservation Commission (LPC) has confirmed previous approvals for the expansion and renovation of two adjacent carriage houses at 410-412 Waverly Avenue in Clinton Hill, Brooklyn. The proposals, designed by David Adjaye’s design studio, will combine the neighboring properties into one large single-family home and expand the structure to three stories above the ground.
Although most of this project had previously received a Certificate of Appropriateness from the LPC, the Historic Districts Council disagreed that the exterior changes were unusual and required further consideration. Particular criticism was directed at the rear facade, which in the opinion of the council was not classified as secondary, and the question that the single pane windows should be replaced by windows that better relate to the style and age of this carriage house.
In a virtual public hearing, the LPC re-approved the motion on the grounds that the rear window was not visible from any public thoroughfare. The project will hopefully stay on track despite the arguments put forward by Council members.
The representations of the elevation to Waverly Avenue of the building show a replacement of existing garage doors and a glass block facade with permanently glazed glazing with metal frames, the replacement of all double-hanging windows on the first and second floors as well as the restoration of the brick facade and existing doors and clergy stories.
The one-story extension is mostly clad in anthracite-colored slatted frames and runs off Waverly Avenue. At this height, the volume has an open-air terrace that stands out from the street wall to minimize the view of pedestrians and to offer the homeowner a sense of privacy.
The facade at the rear of the building merges into a glass wall with sliding doors that lead to a second roof terrace. The property also includes a large rear garden.
Construction of the property has already started.
